Where an Early Learning Centre acquisition includes an opportunity to acquire the underlying property, MC Management QLD can separate the ownership of the operating business from ownership of the real estate.

The Early Learning Centre business is operated by MC Management QLD, while the property may be held within a separate dedicated Property Company (PropCo) structure.

This provides flexibility for property investors and funding partners whose investment objectives may differ from those investing in the operating businesses. It also creates a clear separation between operating performance and long-term property ownership.

Where appropriate, the PropCo can enter into a long-term commercial lease with the operating entity, providing the centre with security of tenure while creating a separately identifiable property investment.

This structure enables MC Management QLD to consider opportunities involving business acquisition, property acquisition or a combination of both, creating greater flexibility when working with vendors, developers and investment partners.
